Having run a highly successful residential sales business since 1981, we opened our lettings department in 2008, in response to numerous requests from existing sales clients. Our aim from the very beginning was to provide a small, bespoke service treating every landlord as an individual and listening to their particular needs.

We specialise in helping landlords who may be new to the letting process, typically those buying their first buy to let property, clients needing to let out their family home during a temporary move, or those simply considering whether selling or letting is their best option right now. With this in mind, our most important consideration is providing you, the Landlord, with the best possible service and the right tenant for your property. We believe our approach sets us apart from standard high-volume letting agents.

Our standards levels of service are:-

Recommended for local landlords who are happy to deal with any day-to-day maintenance issues themselves and includes:

  • Fully marketing on all major portals (eg Rightmove, Zoopla etc)
  • Carrying out viewings
  • Securing a suitable tenant
  • Taking up references and credit checks
  • Drawing up a tenancy agreement
  • Commissioning a professional inventory, including meter readings
  • Providing tenant details to utility companies
  • Registering the deposit under a government approved-scheme

For an additional fee we can arrange to collect the monthly rent on your behalf.

Full Management

In addition to the above Let Only service, this option offers the following :

  • Collecting the rent and paying it into your nominated bank account
  • Conducting regular property inspections and advising you that all is in order
  • Dealing with day to day maintenance issues as necessary
  • Providing information and help on insurance and tax matters

Our Initial Appraisal:-

Barnfields offer landlords a free, no-obligation property appraisal which includes advice on how to prepare the property for letting.

During the appraisal, full details of the landlordís circumstances and requirements are discussed and full property particulars are taken in order to advise on a realistic rental value.
